THE AGENT SAYS: Nutrien Harcourts have listed for sale by auction ‘Couradda’, an outstanding summer and winter cropping property located 32km east of Edgeroi and 44km north of Narrabri.

‘Couradda’ is being offered for sale by Nigel and Sue Guest with the property originally acquired by Nigel’s parents Max and Euleen Guest in 1947.

Over the past 77 years the development of the property has gradually transitioned from a sheep and wheat operation to a predominantly summer and winter cropping enterprise.

The secure rainfall patterns have also enabled the property to support a profitable livestock fattening program.

Covering a total area of 1151.57ha (2846ac) soils comprise predominantly heavy black and brown/reddish-brown basalt soils with original vegetation consisting mainly of kurrajong, myall, belah, wilga and boonery.

Development consists of 758ha (1873ac) cultivation and arable grazing with majority of the contours having been redeveloped to farm over banks between 2020 to 2022.

‘Couradda’ boasts extensive improvements including a four-bedroom weatherboard homestead, three-bed cottage, workshop, three machinery sheds, hay shed, 350T grain shed, storage sheds, 769T silos, sheep and cattle yards, shearing shed and sheep supplementary feeder and pens.

‘Couradda’ is extremely well watered with nine bores (six of which are equipped) servicing an internal network of tanks and troughs with additional water sourced from 13 surface dams and the seasonal Curramanga and Bourke Creeks.

The current owners have undertaken extensive upgrades to fencing with the installation of approximately 8.5km of exclusion fencing.
